Terms of Service
Plain language on purpose. Two audiences: agents who subscribe, and visitors who chat with Val. Questions go to mike@mikeolsonre.com.
For agents and brokerages
- What you get. A hosted page per listing with Val, an AI concierge, plus the marketing, lead, showing, and follow-up tools described in the product. We may change or retire features; we will not remove your data without notice.
- Your license, your responsibility. You are the licensed professional. Val answers from your listing record, public county records, MLS data you are entitled to display, and notes you approve. You review what Val says on your listings, you supervise the follow-up emails sent in your name, and you comply with your state's real-estate advertising rules, Fair Housing law, CAN-SPAM, and your brokerage's policies. AskVal gives you tools to do that; it does not do it for you. In South Carolina the licensee is responsible for work product made with AI (S.C. Code §40-57-820), and every ad — these pages included — shows your brokerage firm's full name; keep the brokerage name on your profile exact and ask your broker-in-charge to approve your team name.
- No rates, no lending. Val and the pages never quote interest rates, APRs, loan terms or payments, never take loan applications, and never say whether someone qualifies. Don't add those to your notes or approved answers; a lender co-branding a page brings their own NMLS identifiers and disclosures. No payment for referrals to a lender or any settlement service (RESPA §8).
- Calls and texts. Leads who choose Call or Text agreed to hear from you at that number. Call or text only between 8 a.m. and 9 p.m. their time, identify yourself and your brokerage, honor a stop the same day, and mark it on the lead page. AskVal sends no texts or calls itself.
- Your data. Listings, conversations, leads, and bookings on your account belong to you. You can export leads at any time from the back office. When you cancel, your listing pages are paused; ask and we will delete your account's data, as the privacy policy describes. You can delete a single lead and its chat from its lead page when a visitor asks.
- Accuracy. Val is an AI. It can be wrong. Figures are labeled with their source (listing record, county record, estimate) and Val is instructed to say when it does not know, but you must not rely on Val as a substitute for the listing record, a disclosure, a lender, an attorney, or a tax professional, and neither may your buyers.
- Payment. Subscriptions bill monthly through Stripe until cancelled. Cancel any time from the billing portal; access continues to the end of the paid period. A failed payment gives a grace period before Val pauses on your listings. Trials end on the date shown in your back office.
- Acceptable use. No listings you do not have the right to market, no content about people's protected characteristics, no use of Val to send unsolicited email or to collect information from visitors under false pretenses. We may suspend an account that breaks these rules or that generates abusive load.
- Referral desk. The referral desk records an offer, an acceptance, and the fee two licensees agree on. Referral fees on a real-estate commission pass only between licensed brokerages under the law of the state where the property sits; AskVal is not a brokerage, is not a party to any referral agreement recorded on the desk, and receives no part of any commission or referral fee. You are responsible for confirming with your broker-in-charge that an arrangement is permitted where you practice, and for papering it on your state's form if your brokerage requires one.
- Liability. AskVal is provided as is. To the extent the law allows, our total liability to you is limited to the fees you paid in the twelve months before the claim, and we are not liable for lost commissions or indirect damages.
For visitors
- Val is an AI assistant working for the listing agent named on the page, not a neutral advisor and not a licensed agent. A human agent may join the conversation; Val tells you when that happens.
- What you share goes to that listing agent and their brokerage so they can follow up. Details are in the privacy policy, including how to unsubscribe from every email Val sends.
- Verify anything that matters — price, taxes, fees, condition, flood zone — with the listing agent and the underlying records before you act on it.
- Nobody on these pages is a mortgage lender. Rates, terms and approval come only from a licensed lender. See Legal & fair housing.
Changes
We will post changes here and, for material changes, email subscribing agents. Continued use after the effective date is acceptance.
