Privacy

Plain language on purpose. Effective September 25, 2026. Each page on this site belongs to the licensed real estate agent and brokerage named on it; this explains what happens with what you share there.

What we collect

• What you type to Val and what Val and the agent reply, tied to the page you were on.
• What you send in a form: the address or area you enter, your name, your phone or email, how you'd like to be reached, and — if you used a calculator and then sent your details — a one-line summary of the numbers you entered. Calculator numbers you don't send never leave your browser.
• What you tell Val about your move, one light question at a time: timeline, financing, what the home needs, a budget if you offer one. Val never asks about your household, health, faith or origin.
• Your consent to calls and texts, when you give a phone number on a form: which wording you agreed to and when, kept as proof.
• How you arrived: a yard sign, an open house, an ad (the ad's tag), or a website, plus a one-way hash of your IP address used only to stop abuse.

Cookies and browser storage

• askval_vid — a random id, kept a year, so Val can pick up where you left off on the same agent's pages. Typing an email or phone never pulls up anyone's earlier chats. Not set on shared open-house tablets.
• askval_sp — which version of a landing page you see (with Val or without), kept 90 days, so the comparison is fair.
• askval_ad — the tag of the ad that brought you, kept 30 days, so the agent can tell which ads work.
• Your browser also keeps the open chat's id so a reload doesn't lose it, and a once-per-visit marker so a page view is counted once.

No advertising trackers, no third-party analytics, and nothing that follows you to other sites — so there is nothing for a Do Not Track signal to turn off, and we treat every visitor as if it were on.

Who sees it

The agent and brokerage named on the page, who may copy it into their own customer records. The services that run this site process it for us and for nothing else: Anthropic (the AI behind Val's replies), Vercel (hosting), Supabase (the database), Resend (email) and Google Maps (distances and drive times). Public county records and MLS data are read to answer questions about homes. We never sell what you share, and it isn't passed to investors, lenders or other agents unless you ask for an introduction.

Emails

If you give an email you may get: a showing confirmation; a recap of your chat if you ask for one; a short run of follow-up emails from Val on the agent's behalf — after a landing-page form, a note right away and up to five more over about two weeks; after a listing chat, up to three — and, if you asked, a note when a home's price or status changes. Every one carries a postal address and a one-click unsubscribe that stops every email from Val. Replies go to the agent.

Calls and texts

Only if you give a phone number and agree on the form, only between 8 a.m. and 9 p.m. your time, and sent by a person — this site sends no texts itself. Reply STOP, tell the agent, or tell Val, and the calls and texts end.

How long we keep it

Conversations and leads stay with the agent's account while the agent uses them to follow up. Ask the agent — or tell Val — to delete yours, and the agent removes your lead and your chat. A short record of your contact details and your call, text and email choices stays behind, so an opt-out keeps working and consent can be shown if it's ever questioned.

Security and children

Nothing here needs a Social Security, bank or card number — please don't type one into a chat or form. These pages are meant for adults, not children under 18. In South Carolina, notice of a breach of personal identifying information follows S.C. Code §39-1-90.

Fair housing

Val doesn't answer questions about who lives in a neighborhood or steer anyone. Ask about schools, commutes, flood zones and taxes and Val points you to the sources. More on fair housing.

Changes and questions

We post changes here with a new effective date. Questions or requests go to the agent named on the page you were on — tell Val or leave your details in any form. See also Legal & fair housing and the terms.
